Italy in June

The property containes 10 ha of land, of which 7ha wood. There are several buildings. One buioding with my personal flat and 4 guest rooms in the first floor, another building right next to it and forming a courtyard with the first one. It has a huge group room on the floor level and two studio apartments in the first floor. Another small apartment under a terrace and the storage/stable area in about 50m distance. The courtyard is closed on the other side by a "temple" - like terrace under which there is an outside kitchen, a large outside living space and a sauna.

Both houses are circondated by nature, the next house about 100 m distant, in summer almost invisible because of the trees. It lies on a hill, about 120 m above sea level. We have a 270° beautiful view on the Tiber valley and towards distant mountains, we have the sun all day - which in summer tends to be not as nice as it is in winter. The next bus stop is 1,4 km uphill and it goes only 5-6 times on work days. The next shops are in Otricoli - the village, ca. 3,5 km by foot, but no seperate foot path .You need to walk along the main road, which is not very pleasant. In 12km distance there is a direct train to Rome and Rome-airport, but no public connection towards it.
Having your own car is recomended. So you can be in 1 hour at the airport, in Rome itself (about 30 minutes to the road ring around Rome), to Perugia, Assisi, Orvieto, Lago di Bolsena, Lago di Vico, the seaside e.g. Tarquinia and in about 1 1/2 hours in the high mountains of the Appenin. There is almost no way to get to these locations with public transport, but they are splendid locations to visit-
